Protect your household from mold

July 14th, 2015 by admin

Everyone has heard horror stories about toxic mold, often involving pricey removal processes and denied homeowners insurance claims. However, mold is found everywhere, both indoors and outside. While usually harmless to humans, it can deteriorate your home.

Mold requires moisture to survive and thrive. Moisture can result from high humidity indoors, flooding or a leaking roof, dishwasher or sewage backup. Problems occur when this moisture persists and goes undetected or unresolved.

To prevent mold, mitigate moisture from your home and regularly inspect for signs of potential growth, such as watermarks on walls and ceilings or musty scents. If you catch mold early on, it can be removed by using a mixture of bleach and warm water. Properly dry, clean and replace the affected area to ensure that it doesn't regrow. To properly dispose of material with moldy residue, such as cleaning rags and debris, place everything in a garbage bag and tie it tightly.

Mold, rot and insect infestations are not usually covered by homeowners insurance policies. Often times, it comes down to the source of the moisture that lead to the mold. Most claims come out of two circumstances: The homeowner discovers it at the same time that they find ongoing moisture buildup, water leakage or intrusion and if there was a sudden, accidental flood or leak in the plumbing system or appliance.

Standard policies provide coverage for sudden and accidental disasters like flooding, but don't cover home maintenance and cleaning. However, if the mold can be proven to be consequential to a covered peril like a pipe burst, you may be covered. Review your policy, particularly in regards to water damage and look for mold exclusions or limitations. Call your insurance provider if the language of the policy is unclear.
